Booking Term and Conditions

Reservations for short-term holiday accommodation are accepted by SUBLIME VACATION HOMES RENTAL L.L.C with trade number 1123623 (“the Booking Agent”) as agent for the Owner of the Property and to which bookings the following Terms and Conditions apply:

– Cancellation: If your booking is arriving within the next two (2) months – your payment is non-refundable. If your booking is arriving more than two (2) months in advance – we will refund your payments less a AED500 cancellation fee OR the full amount paid can be placed in credit for future use with no cancellation fee applied.

– The rental contact is between the Guest and the Owner of the Property for which the accommodation booking is made and is subject to the terms and conditions herein. The contract for accommodation shall not be effective until the Booking Agent sends the Guest written confirmation of the booking. The Guest acknowledges that the Booking Agent acts as a booking agent for the Owner only and not as a principal.
– Check-in and check-out Policy: Check-in is after 3PM, check-out is before 11:30 AM. Early check-in and late check-out may be possible but please send your requests well in advance. We will review your request and try our best to let you enjoy the most.
– Pets Policy: Unfortunately, pets are not allowed in our apartments.
– Security Desk: The security desk in the lobby will not be able to help you regarding your reservation.
– Cleaning Policy: Cleaning will include check-in and check-out cleaning. Cleaning services during your stay haven’t been considered. However, if you need cleaning services during your stay, please send your requests and we will arrange it for you with an extra fee.
– No Parties Policy: The properties’ occupancy must not surpass the maximum capacity of which are allowed to utilize the premises. You can host one adult and one child per bedroom in your apartment during your stay. The reservation will be canceled without any refund if the number of your visitors exceeds the allowed number, as the company strictly enforces a no party policy. It is important to inform us in advance and get our approval if you plan on inviting additional guests. However, please note that visitors are not allowed to stay after 12:00 PM and before 08:00 AM.
– No Smoking Policy: To ensure compliance with the no smoking policy, the units are equipped with a remote smoke detector that alerts us to any smoke sources. Smoking of any kind, including cigarettes, is strictly prohibited in the unit. If the alarm is triggered or any type of smoke is detected, Sublime Vacation Homes Rental L.L.C reserves the right to immediately cancel the reservation and apply the following charges: a 500 AED service call fee and a 500 AED cleaning fee per each staying day.
– Access Card: Please take care of your access card as we must charge you 500AED to issue a new card in case of loss.
– Security Deposit: A security deposit may be required for your stay. This deposit will be refunded within 7 working days after your check-out.
– Vehicle Parking: Kindly please park your vehicles in the designated spaces to avoid obstructing access to other properties.
– Swimming Pool: No unaccompanied children under 18 are allowed in the swimming pool area. The swimming pool is accessible from 9 am to 6 pm daily. We kindly request adherence to these timings out of consideration for our neighbors.
– Termination for Unreasonable Behavior: We hold the right to terminate your rental agreement instantly if the behavior of the individuals named in the booking (or their guests) unreasonably affects the comfort, enjoyment, or health of others. In such cases, you will be required to vacate the property without refund.
– Indemnification Clause: The Guest will indemnify the Owner and Sublime Holiday Homes against any claims, losses, damages, liabilities, or expenses arising from their stay on the property or any incidents occurring on the premises.
– Waiver of Legal Proceedings: The Guest hereby waive any rights for legal proceedings in any jurisdiction, including UAE courts, arising from their stay in the property. This waiver is irrevocable.
